CONDITIONS OF APPROVAL <br /> MS-93-34 <br /> David Raikovich, et al <br /> Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the issuance of any building permits. <br /> This approval will expire within 18 months of the date of approval unless (1) all Conditions of <br /> Approval have been compiled with, (2)all necessary building permits have been secured and remain <br /> In force, and (3) all necessary permits from other agencies have been secured and remain In force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT <br /> a. This approval shall be for the establishment of a plant breeding research facility for <br /> tomatoes as noted below: <br /> (1) construct a 960-square400t agricultural storage building to contain an office,and <br /> (2) construct a 4,608-square-foot greenhouse, in two phases. <br /> b. Submit an Improvement Plan, prepared by a registered Civil Engineer,showing drainage, <br /> driveway access and circulation details, on-site parking, existing and proposed utility <br /> services, and grading. Storm drainage run-off shall be retained on the site. Drainage <br /> patterns and details shall be shown on the Improvement Plan. A plan check fee will be <br /> required. (Development Title Section 9-884) <br /> C. All driveways and maneuvering areas shall be surfaced and permanently maintained with <br /> base material of appropriate depth and asphalt concrete or Portland cement concrete to <br /> provide a dust-free surface. Bumper guards shall be provided where necessary to protect <br /> adjacent structure or properties. The remainder of the site, with the exception of the <br /> automobile parking spaces, may be surfaced and maintained with a minimum six (6) <br /> inches of road base. The road base shall be maintained to provide a durable, dust free <br /> surface. The Improvement Plan shall show all existing and proposed surfaces. <br /> (Development Title Section 9-1015.5) <br /> d. The applicant shall secure an approved Business License prior to the initiation of the use. <br /> (Section 7-1000 of the County Ordinance Code) <br /> e. Any proposed night or security lighting for the approved use shall be designed to confine <br /> direct rays to the premises. No spillover beyond the property lines shall be permitted, <br /> except onto public thoroughfares, provided, however, that such light shall not cause a <br /> hazard to motorists. (Development Tale Section 9-1015.51g}{4}) <br /> f. A minimum of four (4) automobile parking spaces shall be provided and shown on the <br /> Improvement Plan. Parking spaces shall be surfaced and permanently maintained with <br /> Conditions of Approval » 1 - MS-93-34 <br />
