Hazelton Avenue
Stockton, CA 95205
Dear Mr. Rubianes:
Thank you for the opportunity to review the Lot Line Adjustment application (PA-
0300207LA) to combine six parcels into three on State Route 88 and Mackville Road in
Clements.
We have no comments on the lot line adjustment, but would like to see plans for the project
when they become available. Please forward the Final Conditions of Approval to Caltrans
District 10 Planning in order to monitor transportation related mitigation measures.
A Caltrans Encroachment Permit(s) will be required for any work performed within the
right-of-way, including all outdoor advertisement signs. Additional biological,
archaeological, or other environmental studies may be required as a part of the encroachment
pen-nit application. A qualified professional must conduct any studies undertaken to satisfy
the Caltrans environmental review responsibilities. Ground disturbing activities_to the site
prior to completion and/or approval of required environmental documents may effect
Caltrans' ability to issue a permit for the project. Furthermore, if engineering plans or
drawings will be part of your permit application, they must be prepared in metric units. ~
Caltrans has commercial standards for driveways serving a commercial use with direct
access onto state highways. Any new driveways as well as existing driveways shall be built
or upgraded to current state standards. Where applicable, any sidewalks, curb and gutter,'or
ramp shall be in compliance with the Americans with Disabilities Act. The standards are
available from the local Caltrans permit engineer in your county.
We suggest that the county continue to coordinate and consult with Caltrans to identify and
address potential cumulative transportation impacts that may occur from this project and
other developments near this geographical location. This will assist us in ensuring that
traffic safety and quality standards are maintained_ for the traveling public on existing and
future state transportation facilities.
If you have any questions or would like to discuss our comments in more detail, please
contact Lynn O'Connor at (209) 948-7575 (email: loconnor dot.ca. ov).
Sincerely,
0 60- t"
T M DUMA
S, Chief
Office of Intermodal Planning
"Caltrans irnproues mobility across California'
