7Weo find from the results of the soil testing, that the surface and subsurface soil environment under
the existing leachlines appears to be contributing a nitrate-nitrogen concentration approximately equal to
the soil nitrate-nitrogen concentration under the existing cherry orchard. Consequently, nitrate-nitrogen
loading from a new septic system that may be installed for a second unit dwelling on Parcel 1,would be
roughly equivalent to the land use remaining in cherry orchard production.
II. SOIL SUITABILITY STUDY FINDINGS
A. SUBJECT PROPERTY AND SURROUNDING STUDY AREA INFORMATION
It is our understanding the subject property has been the DeAngelis esidence since 196$ and is
located at 27475 Fairoaks Road, one-third mile south of Valpico Road. It is bound predominately by
single family residential structures to the north and to the south. Property to the west from the primary
residence is the Designated Remainder cherry orchard, and other single family residences. To the east
is additional single family residences, mostly on one acre parcels.
The wide-range surrounding land use of residential structures on septic systems, and upgradient land
use which has been in agricultural production for many decades, have contributed to the referenced
nitrate problem. Surrounding and upgradient land use is evidenced by the United States Department
of Agriculture (USDA) Soil Maps for this area of San Joaquin County, found in Appendix 2. In
addition, there are significant upgradient gravel mining operations. Although there has not been a
documented correlation made between observed high nitrate concentrations in groundwater
gradient from gravel quarries, it has been observed in San Joaquin and Merced Counties.
r I
Applications on file with the County Environmental Health Department reveal that there have been
` six e its issued for additions and repairs to existin s stemn the o - _
Uu' This can be c of ermits. The septic system permits {including
the original permit for the DeAngelis residence), well/pump permits and well logs from nearby wells
are found in Appendix 6.
B. SOIL PHYSICAL AND CHEMICAL CHARACTERISTICS
1. SURFACE AND SUBSURFACE SOILS OF EXISTING CHERRY ORCHARD AND IN THE
ANTICIPATED AREA OF SECOND UNIT DWELLING ON PROPOSED PARCEL 1.
To analytically assess the surface soils of the cherry orchard, 20 soil subsamples from 0 to 10 inches
in depth were obtained from equal distances throughout the orchard, as denoted on the Tentative
Map. The 20 subsamples were composited to create one sample for analysis, which is theoretically
representative of the entire orchard.
The second sample was retrieved from the bottom of the perc test boring at 38 inches below the
ground surface. This soil sample represents soil chemistry from the bottom of a potential future
leachfield.
Page -2-
Chesney Consulting
