Conditions <br /> Site Approval Application No. PA-0600066 was approved by the Planning Commission on <br /> The effective date of approval is . This tentative map approval will expire on , which is <br /> three (3)years from the effective date of approval, unless (1) all Conditions of Approval have been <br /> complied with and (2) a Final Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be <br /> complied with prior to approval of the Final Map. Those Conditions followed by a Section Number <br /> have been identified as ordinance requirements pertinent to this application. Ordinance <br /> requirements cannot be modified, and other ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Mo Hatef, 468-8477) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage, driveway access details including gates, on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for a Landscaping Business and Wholesale Nursery to be <br /> constructed in two phases. Phase 1 is to construct an 800 square foot building for office and storage <br /> to be completed in 18 months. Phase 2 is to construct a 4,000 square foot building for storage along <br /> with storage bins to be constructed in 36 months. (Use Type: Nursery Sales and Service- <br /> Landscaping Services, Wholesale) <br /> c. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the <br /> �.. initiation of the use. (Section 7-1000 of the County Ordinance Code) <br /> d. STORM DRAINAGE: Any additional storm water drainage shall be retained on-site. The drainage <br /> pattern and corresponding storm drain improvements shall be shown on the Site Plan. Drainage <br /> calculations prepared by a registered civil engineer or architect shall be included. (Development Title <br /> Section 9-1135) <br /> e. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or Portland cement <br /> concrete to provide a durable, dust free surface. Bumper guards shall be provided where <br /> necessary to protect adjacent structures or properties. (Development Title Section 9-1015.5[e]) <br /> (2) A minimum of twenty-eight(28)total parking spaces shall be provided, including two accessible <br /> spaces, one of which shall be van accessible. Accessible spaces shall be located as close as <br /> possible to the primary entrance(C.C.R., Title 24) and be twenty-six (26)feet wide by eighteen <br /> (18)feet Ione (Development Title Section 9-1015.10[a][7-81). (3.3 spaces are required for every <br /> 1,000 feet of building area and .67 per employee.) (Development Title Table 9-1015.3[b]) <br /> A.
