2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Michael Callahan, 468-3000) <br /> a. An encroachment permit shall be required for work within the road right-of-way. (Development <br /> Title Sections 9-1145.4 and9-1145.5) <br /> b. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standard R-17 prior to issuance of the occupancy permit. (Development Title Section 9- <br /> 1145.5) <br /> c. Dedication to result in a 25-foot-wide right-of-way from the centerline of Fox Road to the property <br /> line shall be required across the frontage of Fox Road. (Development Title Section 9-1150.5) <br /> d. Structures, fences, landscaping, and any or all obstructions shall be removed from the dedicated <br /> right-of-way prior to issuance of the occupancy permit. <br /> e. The frontage improvements for Fox Road shall be constructed in conformance with the standards <br /> for one-half of a 50-foot-wide right-of-way rural road prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1150.2[d][1]) <br /> f. All improvements shall be in conformance with the current Improvement Standards and <br /> Specifications of the County of San Joaquin. All improvement plans and specifications shall <br /> include a grading plan for each individual lot, if applicable. These improvement plans and <br /> specifications are subject to plan check and field inspection fees and must be approved by Public <br /> Works prior to Final Site Plan approval. (Development Title 9-1100, Resolution R-92-814) <br /> g. All traffic signs and markings shall conform to the Manual on Uniform Traffic Control Devices, <br /> Caltrans Traffic Manual, and/or San Joaquin County standards and shall be shown on the <br /> improvement plans. (Development Title Section 9-1150.2) <br /> h. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and <br /> payable at the time of building permit application. The fee currently is $1,354.00 per 1,000 gross <br /> square feet of building designated as Service Commercial in the Lockeford area. The fee shall be <br /> automatically adjusted July 1 of each year by the Engineering Construction Cost Index as <br /> published by the Engineering News Record. (Resolution 00-433) <br /> i. The Regional Traffic Impact fee shall be required for this development. The fee is due and <br /> payable at the time of building permit application. The fee currently is $1,040.00 per 1,000 gross <br /> square feet of building designated as Retail Commercial. (Resolution 06-38) <br /> j. A copy of the Final Site Plan shall be submitted prior to the release of building permits. <br /> k. No additional runoff shall be allowed to flow to the State Route 12 ditch without written permission <br /> from Caltrans. <br /> NOTE: Any construction activity that results in the disturbance of at least one acre of soil shall <br /> require a State NPDES construction permit. <br /> San Joaquin County PA-0600066/Eckroth <br /> Community Development Page 8 <br />
