CONDITIONS OF APPROVAL <br /> PA-1100159 <br /> KAUTZ <br /> Lot Lige Adjustment Application No. PA-1100159 was approved by the San Joaquin County <br /> Community Development Department on October 4, 2011, which is the effective date of approval. <br /> Unless otherwise specified, all Ordnance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on April 4, 2013, which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if <br /> required by the Land Surveyor's Act. <br /> 1 COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff Corinne King, [209] 953-7509) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment among four parcels, Parcel One to contain <br /> 10.0 acres, Parcel Two to contain 49.72 acres, Parcel Three to contain 40.0 acres, and Parcel Four <br /> to contain 200.0 acres as shown on the site plan dated September 2, 2011. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior to <br /> conveyance of property through deeds by the owner Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply: <br /> (1) Parcel One shall have a minimum lot size of 10 gross acres. (Government Code Section 51200) <br /> (2) Parcels Two, Three, and Four shall be a minimum lot size of 40 gross acres. (Development Title <br /> Section 9-610.2) <br /> (3) All Parcels shall have a minimum lot width of 330 feet, measured at the front yard setback <br /> (Development Title Section 9-610.4) <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff contact: Alex Chetley, (209)468-3000, see memo dated <br /> September 12, 2011) <br /> NOTES AND INFORMATION ONLY: <br /> All parcels are under Farmland Security Contract No. FA-9900100. <br /> The proposed application is consistent with Government Code Section 51200 <br /> This is the first of three consecutive Lot Line Adjustments pursuant to the provisions contained in <br /> Development Title Section 9-872.
