CONDITIONS OF APPROVAL <br /> PA-1200028 <br /> LUNDBLAD/QUARTAROLI&ASSOCIATES <br /> Lot Line Adjustment Application No. PA-1200028 was approved by the San Joaquin County <br /> Community Development Department on March 22, 2012, which is the effective date of approval. <br /> This approval will expire on September 21, 2013, which is 18 months from the effective date of <br /> approval, unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has <br /> been filed, if required by the Land Surveyor's Act. <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1) COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: John L. Funderburg,468-3160) <br /> a) APPROVAL: This approval is for a Lot Line Adjustment application among four parcels as shown on <br /> the site plan dated February 13, 2012. <br /> b) NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment'shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> 2) DEPARTMENT OF PUBLIC WORKS: (Seethe attached memo dated February 22, 2012) <br /> NOTES AND INFORMATION ONLY: <br /> An Improvement Plan application for a Private Right-of-Way shall be required before issuance of a non- <br /> agricultural building permit for proposed Parcels "2,","3"and'A". <br /> APN: 067-060-02 is under Williamson Act Contract No. 71-C1-310 and 067-050-02 is under Williamson <br /> Act Contract No. 71-C1-311. The proposed application is consistent with Government Code Section <br /> 51257. <br />
