(2) A minimum of 63 parking spaces shall be provided, including three accessible spaces. <br /> (DevelopmentTitle Section 9-1015.9) <br /> f. LOADING: Four loading spaces shall be provided. Each space shall be a minimum of 25 feet in <br /> length and 15 feet in width and shall have a minimum height clearance of 14 feet. On-site driveways <br /> and maneuvering areas may be used in lieu of one of the loading spaces as long as maneuvering <br /> areas for delivery vehicles are provided. (DevelopmentTitle Section 9-1015.6) <br /> g. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be usedat night, parking lot and security lighting shall be installed. <br /> (DevelopmentTitle Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares,provided, however,that such <br /> light shall not cause a hazard to motorists. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10)foot wide landscaped strip, respecting the ultimate right-of-way width of 50 <br /> feet, shall be installed across the frontage of the project site. <br /> (2) The parking area shall be landscaped as specified in Section 9-1020.5 of the DevelopmentTitle. <br /> The parking area shall be provided with a minimum of five percent(5%)of landscaping within the <br /> perimeterof the parking area, not including landscaping along the street frontage. <br /> i. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be screened <br /> so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six <br /> (6) to seven (7)feet in height. Outside storage is not permitted in front yards, street side yards, <br /> or in front of main buildings. An encroachment permit shall be required for work within the road right-of-way. (DevelopmentTitle <br /> Sections 9-1145.4 and 9-1145.5) <br /> b. The driveway approach,unless already paved,shall be improved in accordance with the <br /> requirements of San Joaquin County Standard R-17 prior to issuance of the occupancy permit. <br /> (DevelopmentTitle Section 9-1145.5) <br /> c. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in a 25-foot- <br /> wide right-of-way from the centerline of Frederick Avenue to the property across the parceYs <br /> frontage. A$225.00 fee currently is required for processing,per DevelopmentTitle Table 9-240.2,in <br /> addition to a copy of the Grant Deed. (DevelopmentTitle Section 9-1150.5) <br /> d. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and payable <br /> at the time of building permit application. The fee currently is$151.36 per additional daily trip-end <br /> generated in the Ripon area. The fee shall be automatically adjusted July 1 of each year by the <br /> Engineering Construction Cost Index as published by the Engineering News Record.
