(5) Fire extinguishers shall be installed in accordance with California Fire Code, Volume 2, Standard 10-1. (6) Fire permits may be required prior to occupancy to conduct operations hazardous to life or property. (C.F.C. 105.2.1) 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact Mike Callahan 468-3000) a. An encroachment permit shall be required for work within the road right-of-way (Development Title Sections 9-1145.4 and 9-1145.5) b. The driveway approach shall be improved in accordance with the requirements of San Joaquin County Standards R-17 prior to issuance of the occupancy permit(Development Title Section 9- 1145.5). c. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and payable at the time of building permit application. The fee currently is$720.00 per 1,000 gross square feet of building designated as Manufacturing generated in the Escalon area. The fee shall be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as published by the Engineering News Record (Resolution R-00-433) d. A copy of the Final Site Plan shall be submitted prior to the release of building permits. e. Verification shall be obtained from the Solid Waste Division (468-3066)that this development has met the requirements of the Waste Plan Format for Development Projects. The Final Site Plan is required upon submittal of verification. NOTE: Any construction activity that results in the disturbance of at least one acre of soil shall require a State NPDES construction permit. 3. ENVIRONMENTAL HEALTH DEPARTMENT (Staff Contact: David Van Dyne 468-3453) a. The Environmental Health Department requires a soil suitability/nitrate loading study, incorporating proposed staff and customer use, indicating that the area is suitable for septic tank usage. This must be performed prior to issuance of building permits (Development Title Section 9-1105.2[d]). A review fee of$465.00 must be paid at the time of submittal to the Environmental Health Department. The sewage disposal system shall comply with the on-site sewage standards of San Joaquin County prior to approval. A percolation test that meets absorption rates of the manual of septic tank practice of the EPA Design Manual for on-site waste water treatment and disposal systems is required for each parcel. A permit fee of$93.00 per percolation hole is required. NOTE: The Soil Suitability/Nitrate Loading Study dated November 11, 2003, requires an addendum regarding any subsequent changes from the date of the original report to the present and shall be submitted to and approved by the Environmental Health Department.
