REVISED CONDITIONS OF APPROVAL <br /> UP-00-10 <br /> Gikas <br /> Revisions of Approved Actions for Use Permit Application No. UP-00-10 was approved by the San <br /> Joaquin County Planning Commission on July 11, 2002 (Condition 1.b. has been revised, and <br /> Conditions 1.o. and 1.p. have been deleted). The effective date of approval is July 21, 2002. This <br /> approval will expire on February 26, 2003, the expiration date of the one-year Time Extension request <br /> approved on April 4, 2002, unless (1) all Conditions of Approval have been complied with, (2) all <br /> necessary building permits have been secured and remain in force, and (3) all necessary permits <br /> from other agencies have been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Leanne Mueller, 468-3228) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT". The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage, driveway access details (including gates), on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for an Agricultural Processing — Food Manufacturing facility as <br /> shown on the Revised Site Plan submitted ' ^ems, 2000 April 24 2002, and as shown on the facility <br /> layout map. <br /> (1) Structure Number 6 will be used for corn processing and roasting, and warehousing (16,000 sq. <br /> ft.). <br /> (2) Structure Numbers 7, 8, and 9 will be used for nut processing and roasting (16,000 sq. ft.). <br /> (3) Structure Number 21 will be used for processing, packaging, and warehousing (15,000 sq. ft.) <br /> (4) The remaining structures will retain their current use as specified by the facility layout plan. <br /> (5) Building 11 is to be moved and expanded from 2,006 sq. ft. to 3,750 sq.ft. <br /> c BUSINESS LICENSE: The applicant shall submit a Business License Amendment form to amend <br /> the current business description. The Business License Amendment form shall be submitted <br /> concurrently with the Improvement Plan application. <br /> d. STORM DRAINAGE: Any additional storm water drainage created by new improvements shall be <br /> retained on the site. The drainage pattern and corresponding storm drain improvements shall be <br /> shown on the Site Plan. Drainage calculations prepared by a registered civil engineer or architect <br /> shall be included. <br /> Revised Conditions of Approval 1 - UP-00-10 <br />
