f) LOADING: Fbnw loading spaces shall be provided. ich space shall be a <br /> minimum of 25 feet in length and 15 feet in width, and shall have a minimum height <br /> clearance of 14 feet. On-site driveways and maneuvering areas may be used in <br /> lieu of one of the loading spaces as long as maneuvering areas for delivery vehicles <br /> are provided. (Development Title Section 9-1015.6) <br /> g) LIGHTING: Lighting shall be provided and comply with the following: <br /> i) If the parking area is to be used at night, parking lot and security lighting shall <br /> be installed. (Development Title Section 9-1015.5[g]) <br /> ii) Any lighting shall be designed to confine direct rays to the premises. No <br /> spillover beyond the property lines shall be permitted except onto public <br /> thoroughfares, provided, however, that such light shall not cause a hazard to <br /> motorists. (Development Title Section 9-1015.5[g][41) <br /> h) LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> i) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of- <br /> way width of 50 feet, shall be installed across the frontage of the project site. <br /> ii) The parking area shall be landscaped as specified in Section 9-1020.5 of the <br /> Development Title. The parking area shall be provided with a minimum of five <br /> percent (5%) of landscaping within the perimeter of the parking area, not <br /> including landscaping along the street frontage. <br /> i) SCREENING: Screening shall be provided and comply with the following: <br /> i) All storage materials and related activities, including storage areas for trash, <br /> shall be screened so as not to be visible from adjacent properties and public <br /> rights-of-way. Screening shall be six (6) to seven (7) feet in height. Outside <br /> storage is not permitted in front yards, street side yards, or in front of main <br /> buildings. (Development Title Section 1022.41d][2]) <br /> j) Prior to the effectiveness of the conditional Use Permit and/or the issuance of the <br /> required building permit, the applicant shall apply for, obtain, and be in full <br /> compliance with all waste discharge requirements from the Regional Water Quality <br /> Control Board. This condition shall apply to both storm drainage and waste <br /> discharge. <br /> k) The facility shall not receive truck shipments on weekends, which shall be between <br /> Friday night at 6:00 p.m. until Monday morning at 6:00 a.m. However the business <br /> shall be permitted to receive truck shipments on Saturdays until 6:00 p.m. during <br /> the harvest season, which is from August to December. <br /> 1) The facility shall not utilize or store more than two propane tanks as necessary to <br /> service the forklifts utilized in the business operation. <br /> m) There shall be no renting out or leasing of any of the buildings or occupancy of the <br /> premises to a separate business from the owner/applicants business unless the <br /> owner already owns the business. <br /> n) The number of employees shall be limited to twenty-five (25) and divided between <br />
