'E 1 DEVELOPMENT: .0 INTRODUCTION AND PROPOSED DEVELO T:N 1.1 Description of Site: The project consists of 39.4 acres located at 23557 S. Frederick ' Avenue, Ripon, CA 95366. The subject parcel number is 228-130-22. The project is in an agricultural community, and the existing parcel is zoned AG-40. 1.2 Description of prop development: It is proposed to create one homesite parcel, and a "Designated Remainder" parcel. In accordance with the San Joaquin County Development ` Title, this Surface and Subsurface Contamination Report(SSCR) is being submitted for approval. This report will investigate the property for visual or historical environmental contaminationon field observation, interviews with the owner, and county records. (This SSCR include(;d hemical analysis). 1.3 Parcel Location Map: (See Appendix for Tentative Map with Vicinity Map, and APN page). 1.4 Site Map: (See Appendix for Tentative Map). 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: i 2.1 Discussion of Past,Present, and Proposed Future Uses: The primary source of information of the historic use of this property is testimony of the current owner, Peter Bulthuis, Co-Trustee of the Bulthuis Family Trust. Mr. Bulthuis has owned subject property since 1998. Presently, the property is used for almond orchar d rural esidence he surrounding properties to the north, south, west; and east are sed for agricul ttrai and rural residential purposes. There is a-�rodu ec packing facility to the north. 3.0 IDENTIFICATION OF ALL PAST AND CURRENT SOURCES OF CONTAMINATION: 31 Methods Used to Research: Methods used to research this parcel were records researched at the San Joaquin County Agriculture Commissioners office on June 20, 2011 (see Appendix for results). Also, an onsite survey was performed in May, 2011 by Shaun Mackey and Mike Toy of Dillon &Murphy. The owner was interviewed in April, 2011, by Joe Murphy of Dillon& Murphy.
