'E <br /> 1 DEVELOPMENT: <br /> .0 INTRODUCTION AND PROPOSED DEVELO T:N <br /> 1.1 Description of Site: The project consists of 39.4 acres located at 23557 S. Frederick <br /> ' Avenue, Ripon, CA 95366. The subject parcel number is 228-130-22. The project is in <br /> an agricultural community, and the existing parcel is zoned AG-40. <br /> 1.2 Description of prop development: It is proposed to create one homesite parcel, and <br /> a "Designated Remainder" parcel. In accordance with the San Joaquin County Development <br /> ` Title, this Surface and Subsurface Contamination Report(SSCR) is being submitted for <br /> approval. This report will investigate the property for visual or historical environmental <br /> contaminationon field observation, interviews with the owner, and county records. Mr. Bulthuis has owned subject property since 1998. <br /> Presently, the property is used for almond orchar d rural esidence he surrounding <br /> properties to the north, south, west; and east are sed for agricul ttrai and rural residential <br /> purposes.
