1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> 1.1 Description of Site: The project consists of o6.39.4 cre parcel located at <br /> 23557 S. Frederick Ave., Ripon, CA. The project isal community. It is zoned AU 4�1. <br /> The project parcel number is APN 288-130-22. <br /> Description of proposed development: The purpose of this project is to divide this 39.4 acre <br /> site into two parcels; a 3 acre homesite parcel and a 36.4 acre 'Designated Remainder' parcel. <br /> 1.2 Parcel Location Map: (See Appendix). <br /> 1.3 Site Map: (See Appendix). <br /> 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br /> 2.1 The present owners, Peter and Lorraine Bulthuis of the Bulthuis Family Trust, have owned the <br /> property for the 16` ears. The past and present uses have been Waal residential and almond <br /> orchard. There are no p s to change the usage at this time. <br /> 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE SECTION: <br /> 3.1 Description of Existing on-site septic tank usage: The purpose of this project is to create <br /> a 3 acre parcel and a 36.4 acre 'Designated Remainder" from the existing 39.4 acres. The,homes, <br /> as shown on the Tentative Map, already have septic systems with leach lines installed. (See Appendix) <br /> 3.2 Site Se tic Permt.3�istory: Research for on-site septic permits revealed one permit for this <br /> parcel. ( ee Appendix) <br /> 3.3 Discussion of on-site septic repair history: One septic permit has been issued. (See Appendix) <br /> 3.4 Description of Existing Septic Tank Usage in the General Area: Septic systems in the <br /> general area consist of what seem to be standard systems consisting of leach lines and seepage pits. <br /> (See permits i z,ATndix:) <br /> 3.5 General Area Septic Permit History: In researching permits for septic systems and <br /> San Joaquin County Environmental Health Department records, the septic systems in this general <br /> area range in installation dates from 1975 to 2003. (Copies of permits are inappendix.) <br /> 3.6 Discussion of General Area Septic Tank Repair History: Repair history of the septic tanks <br /> in this area reveals that the leach lines and seepage pits have resulted in consistent performance. <br /> There has been one incident to report. (See Appendix) <br /> 3.7 Description of Proposed or Expected Maximum (inclu g second unit dwellings) septic <br /> tank usage on site. There are two homes on site.
