CONDITIONS OF APPROVAL <br /> SA-98-29 <br /> Tom Mayo Construction <br /> Site Approval Application No. SA-98-29 was approved by the San Joaquin County Community <br /> Development Department on June 16, 1998. The effective date of approval is June 26, 1998. This <br /> approval will expire on December 26, 1999, which is 18 months from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with, (2) all necessary <br /> building permits have been secured and remain in force, and (3) all necessary permits from other <br /> agencies have been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be <br /> fulfilled prior to the establishment of the use and the issuance of any building permits. Those <br /> Conditions followed by a Section Number have been identified as Ordinance requirements <br /> pertinent to this application. Ordinance requirements cannot be modified, and other Ordinance <br /> requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Kai Luoma, 468-9567) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT." The <br /> Site Plan required as a part of the building permit must be prepared by a registered civil <br /> engineer or licensed architect. This Plan must show drainage, driveway access details <br /> (including gates), on-site parking, landscaping, signs, existing and proposed utility services, <br /> and grading (refer to the "SITE PLAN CHECK LIST'for details). A fee is required for the Site <br /> Plan review. (Development Title Section 9-884) <br /> b. APPROVED USE: This approval is for a 1,600-square-foot shop and storage building and <br /> the conversion of an existing residence into offices for a general engineering contractor <br /> business as shown on the Plan submitted April 28, 1998. <br /> C. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the <br /> initiation of the use. The Business License may be applied for concurrently with the building <br /> permit application. (Section 7-1000 of the County Ordinance Code) <br /> d. PARKING/ACCESS: Off-street parking shall be provided and comply with the following: <br /> (1) A minimum of three (3) parking spaces shall be provided, including one (1) van <br /> accessible space. (Development Title Section 9-1015.3) <br /> (2) Each parking stall shall be a unobstructed rectangle, minimum nine (9) feet wide and <br /> twenty (20) feet long. (Development Title Section 9-1015.5[b]) <br /> (3) All parking stalls and directional arrows must be delineated with paint. (Development <br /> Title Section 9-1015.5[d]) <br /> (4) Access driveways shall have a width of no less than twenty-five (25) feet for two-way <br /> aisles and sixteen (16) feet for one way aisles. (Development Title Section 9-1015.5 <br /> 1h][1]) <br /> (5) All automobile and truck parking spaces and all major circulation drive lanes <br /> (automobile and truck) shall be surfaced and permanently maintained with a base <br /> material of appropriate depth and asphalt concrete or Portland cement concrete to <br /> provide a durable, dust free surface. Bumper guards shall be provided where <br /> necessary to protect adjacent structures or properties. All other areas that are used <br /> for vehicular traffic shall be surfaced and permanently maintained with a chip seal. <br /> Aggregate base may be used for trailer storage areas. <br /> Conditions of Approval - 1 - SA-98-29 <br />
