The owner shall execute an Irrevocable Offer to Dedicate a 10-foot-wide right-of-way along the Cardinal Avenue at frontage of APN 143-290-06 . 3'S • rT+ ,3>, ,5�Y b. The frontage improvements for Cardinal Avenue shall be ecu¢ed constructed in conformance with standards for a 60-foot- wide right-of-way commercial street, which includes curb, a ��wrwca gutter, and sidewalk. The construction of the frontage 9 improvements will be deferred upon execution by the owner of a Deferred Frontage Improvement Agreement prior to issuance of a building permit. A $250. 00 fee currently is required for processing, per Planning Title Section 9- 10500, in addition to a copy of the Grant Deed and an estimate for the required frontage improvements. The estimate shall be prepared by a Registered Civil Engineer with a typical section drawing on a form to be supplied by the Department of Public Works and submitted to Public Works for approval. As an option, Public Works will prepare the drawing and estimate for an additional fee of $100. 00. C. Access for APN 143-310-07 shall be provided. 95 d.
