FFic <br /> ODUCTION <br /> elyn Prouty is proposing to create two lots from an approximate 14-acre parcel of7sheeocated on French Camp Road, 1.5 miles west of Highway 99. Mr. Zachary Wonngineers, Inc. is the civil engineer for this project. The tentative map has not beed as of the date of this report. According to the San Joaquin County Developmen , <br /> and Subsurface Contamination Report(SSCR)must be conducted prior to the time of <br /> ve Map submittal. The purpose of this report was to investigate the subject property for <br /> otential environmental contamination and report the findings to the Client and the San <br /> County Environmental Health Department. This report complies with the San Joaquin <br /> Ordinance, specifically 9-905.12(a) for a Surface and Subsurface Contamination Report. <br /> Our report addresses and evaluates non-point sources of hazardous materials, as well as potential <br /> point sources. Non-point sources of hazardous materials include agricultural chemical residues <br /> and high nitrate concentrations in the underlying groundwater. Point sources investigated that <br /> may have affected the subject property include industrial sites and production facilities, fuel <br /> storage tanks, storage areas and septic systems. <br /> No chemical analysis was conducted for this investigation,nor was there an inspection of any on- <br /> site residential buildings and older structures on the property for asbestos containing materials <br /> (ACMs). Since there are no municipal water and sewer utility hookups available,the proposed <br /> parcel created from this land subdivision will be on domestic well and on-site septic system. <br /> SITE AND SURROUNDING PROPERTY DESCRIPTION <br /> The subject parcel currently contains Ms. Prouty's residence and four outbuildings in the north <br /> one-fourth of the subject acreage. These buildings include an old dairy milk bam, two storage <br /> buildings, and a hay barn. The old dairy milk barn serves as the business office for Ms. Prouty's <br /> business newspaper publication, The Fickle Nickel Press. <br /> Three-fourths of the property is open pasture land which is irrigated by South San Joaquin <br /> Irrigation District conveyance. The property is currently zoned agricultural, and is surrounded by <br /> properties that have been farmed for many decades. There may be an ingress/egress easement on <br /> the east side of the property. <br /> The site is bordered to the north and to the south by farm land. To the northwest is also open <br /> land and single family residences,with commercial and industrial facilities further north and <br /> west. The neighborhood area has existed for at least nine decades and some buildings to the <br /> northwest in the town of French Camp are older. <br /> The region has been dry-land farmed since the middle-to-late 1800s. It became irrigated farmed <br /> in 1918. There has been agricultural production on, and in the vicinity of the subject property <br /> since this time. The property is located 4000 feet south of French Camp Slough. Flooding from <br /> this Slough has not affected the subject property. <br /> Page 4- <br /> Chesney Consulting <br />
