(3) Accessory Uses: The following are uses that may be considered accessory to the group care <br /> facility: <br /> A. Pow Wow Area-an area used for pow-wow ceremonies <br /> B. Meditation Area-an area used for meditating <br /> c. SPECIAL EVENTS: Large-scale events, involving more than the employees and residents of the <br /> group care facility, and the resident's families shall require a separate Special Event Improvement <br /> Plan application. A maximum of four (4) Special Events may be permitted on an annual basis. <br /> (Development Title Section 9-110.4) <br /> d. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the <br /> initiation of the use. The Business License may be applied for concurrently with the building permit <br /> application. (Section 7-1000 of the County Ordinance Code) <br /> e. FARMING AGREEMENT: The group care facility shall continue to farm a minimum of 130 acres (in <br /> addition to the 10-acre group care facility)within San Joaquin County in order to provide services for <br /> a maximum of 84 beds. A copy of the Farming Agreement shall be submitted to the Community <br /> Development Department prior to issuance of a building permit. <br /> f. STORM DRAINAGE: Storm water drainage shall be retained on the site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Site Plan. Drainage calculations <br /> prepared by a registered civil engineer or architect shall be included. (Development Title Section 9- <br /> 1135) <br /> g. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or Portland cement <br /> concrete to provide a durable, dust free surface. Bumper guards shall be provided where <br /> necessary to protect adjacent structures or properties. (Development Title Section 9- <br /> 1015.5[e]) <br /> (2) A minimum of seventeen (17) parking spaces shall be provided for Phase 1, including one (1) <br /> van accessible space. An additional twelve (12) parking spaces shall be provided for Phase II, <br /> including one (1) additional accessible space. Accessible spaces shall be located as close as <br /> possible to the primary entrance (C.C.R., Title 24). (0.33 spaces are required per bed.) <br /> (Development Title Section 9-1015.3) <br /> (3) One bicycle parking rack or storage device is required for every 20 parking spaces. <br /> (Development Title Section 9-1015.7) <br /> h. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and <br /> sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty(20) feet wide.
