� � V <br /> CONDITIONS OF APPROVAL <br /> MS-9436 <br /> Roberts, at al <br /> Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval <br /> of the Parcel Map. <br /> This approval will expire three years from the date of approval unless (1) all Conditions of Approval <br /> have been complied with and (2) a Parcel Map has been filed wfth and accepted by the Surveyor's <br /> Offlce. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Chandler Martin) <br /> a. Both parcels shall have a.minimum lot widto of 330 feet, measured at the front yard <br /> setback line. (Development Title Section 5-610.4) <br /> b. Both parcels shall be a minimum of 40 acres in size. (Development Title Section 9-610.2) <br /> 2. DEPARTMENT OF PU§UC_WQRKS: <br /> a. A Parcel Map is required. (Development Title Section 9-915.2) <br /> b. All easements of record shall be shown on the Parcel Map. (Development Title Section <br /> 9-914.20) <br /> C. An encroachment permit shall be required for work within the road right-of-way. <br /> (Development Title Section 9-1145.2) <br /> d. Any driveway that exceeds 150 feet in length.from any public roadway shall be improved <br /> in accordance with the requirements of Uniform Fire Code Section 10.207, San Joaquin <br /> County Standards F-1 a, F-1 b, and F-1 c, and the French Camp Fire District prior to <br /> issuance of the occupancy permit. (Development Title Section 9-1145.5) <br /> e. Requirements for construction of improvements shall be noticed by a statement on the <br /> Parcel Map. (Subdivision Map Act Section 66411.1) <br /> f. The Traffic Impact Mitigation Fee.will be required when the parcels are developed. The <br /> fee is due and payable at the time of building permit application. The fee currently is <br /> $2,175.00 per single-family dwelling unit in the Manteca area. The fee shall be <br /> automatically adjusted July i of each year by the Engineering Construction Cost Index <br /> as published by the Engineering News Record.
