Conditions for Use Permit <br /> Use Permit Application No. UP-00-4 was approved by the Board of Supervisors on _. The <br /> effective date of approval is—. This approval will expire on , which is 18 months from the <br /> effective date of approval, unless (1) all Conditions of Approval have been complied with, (2) all <br /> necessary building permits have been issued and remain in force,and (3) all necessary permits from <br /> otheragencies have been issued and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Tina Wehrmeister,468-8477) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT." The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> .licensed architect. This Plan must show drainage,driveway access details(including gates), on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for a truck terminal as shown on the Plan submitted March 8, <br /> 2000. This approval will include a fueling station,truck wash,repair shop,and administrative offices. <br /> (1) Approval for UP-00-4 will not be effective until 30 days after ZR-0011 is approved by the Board of <br /> Supervisors. <br /> c. STORM DRAINAGE: Storm water drainage shall be retained on the site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Site Plan. Drainage calculations <br /> prepared by a registered civil engineeror architectshall be included. <br /> d. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All automobile parking spaces and all major circulation drive lanes (automobile and truck) shall <br /> be surfaced and permanently maintained with a minimum of two (2) inches of asphalt concrete <br /> over an appropriate base. Bumper guards shall be provided where necessary to protect <br /> adjacent structures or properties. All other areas that are used for vehicular traffic shall be <br /> surfaced and permanently maintained with a chip seal. Aggregate base may be used for trailer <br /> storage areas. (Development Title Section 9-505.7(f)) <br /> (2) A minimum of 73 vehicle parking spaces shall be provided,including 3 accessible spaces. Two <br /> spaces are reg6ired for every 1,000 feet of building area. One space is required for every <br /> employee.
