e. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (DevelopmentTitle Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares,provided, however,that such <br /> light shall not cause a hazard to motorists. (DevelopmentTitle Section 9-1015.5[g][4]) <br /> f. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate planned right-of-way <br /> width of 84 feet, shat l be installed across the frontage of the project site. <br /> (2) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. (DevelopmentTitle Section 9-1020.) <br /> (3) The vehicle parking area shall be landscaped as specified in Section 9-1020.5 of the <br /> Development Title. The vehicle parking area shall be provided with a minimum of five percent <br /> (5%)of landscaping within the perimeter of the parking area, not including landscaping along the <br /> street frontage. Fifteen trees shall be planted and evenly spaced throughout the parking lot. <br /> (DevelopmentTitle Section 9-1020.5) <br /> g. SCREENING: Screening shall be provided and comply with the following: <br /> (1) A solid masonry wall six(6) to eight(8) feet in height, respecting the 30-foot front setback, shall <br /> be erected along the north and west property lines of APN 177-100-21. (Development Title <br /> Section 9-1022.4[e][1]) <br /> (2) All storage materials and related activities,including storage areas for trash,shall be enclosed by <br /> a screen six (6) to eight (8) feet in height. Items stored within one hundred (100) feet of a <br /> dedicated street or residential zone shall not be stacked higher than two (2) feet above the <br /> adjacentscreen. (DevelopmentTitle Section 9-1022.4[e][2][A]) <br /> (3) All loose materials shall be contained in bins. (DevelopmentTitle Section 9-505.6[d]) <br /> (4) Truck parts or inoperable trucks that are stored on the property of the truck terminal must be <br /> directly related to the operation of the truck terminal and shall be contained within a specified <br /> area that is fenced to provide an effective visual barrier. (DevelopmentTitle Section 9-505.6[e]) <br /> (5) Any construction materials and all equipment used for the transfer and/or storage of construction <br /> materials shall be contained in a specified area that is fenced to provide an effective visual <br /> barrier. (DevelopmentTitle Section 9-505.6[f]) <br /> h. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Driveway width at the ultimate right-of-way shall be forty (40) feet maximum. The design of the <br /> driveway shall allow trucks to enter and exit the property without entering into the opposing lane <br /> of traffic.
