e. LIGHTING: Lighting shall be provided and comply with the following: (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. (DevelopmentTitle Section 9-1015.5[g]) (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the property lines shall be permitted except onto public thoroughfares,provided, however,that such light shall not cause a hazard to motorists. (DevelopmentTitle Section 9-1015.5[g][4]) f. LANDSCAPING: Landscaping shall be provided and comply with the following: (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate planned right-of-way width of 84 feet, shat l be installed across the frontage of the project site. (2) Areas of the property which are not part of the project shall be barricaded from traffic and kept mowed and dust free. (DevelopmentTitle Section 9-1020.) (3) The vehicle parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. The vehicle parking area shall be provided with a minimum of five percent (5%)of landscaping within the perimeter of the parking area, not including landscaping along the street frontage. Fifteen trees shall be planted and evenly spaced throughout the parking lot. (DevelopmentTitle Section 9-1020.5) g. SCREENING: Screening shall be provided and comply with the following: (1) A solid masonry wall six(6) to eight(8) feet in height, respecting the 30-foot front setback, shall be erected along the north and west property lines of APN 177-100-21. (Development Title Section 9-1022.4[e][1]) (2) All storage materials and related activities,including storage areas for trash,shall be enclosed by a screen six (6) to eight (8) feet in height. Items stored within one hundred (100) feet of a dedicated street or residential zone shall not be stacked higher than two (2) feet above the adjacentscreen. (DevelopmentTitle Section 9-1022.4[e][2][A]) (3) All loose materials shall be contained in bins. (DevelopmentTitle Section 9-505.6[d]) (4) Truck parts or inoperable trucks that are stored on the property of the truck terminal must be directly related to the operation of the truck terminal and shall be contained within a specified area that is fenced to provide an effective visual barrier. (DevelopmentTitle Section 9-505.6[e]) (5) Any construction materials and all equipment used for the transfer and/or storage of construction materials shall be contained in a specified area that is fenced to provide an effective visual barrier. (DevelopmentTitle Section 9-505.6[f]) h. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site Plan: (1) Driveway width at the ultimate right-of-way shall be forty (40) feet maximum. The design of the driveway shall allow trucks to enter and exit the property without entering into the opposing lane of traffic. (DevelopmentTitle Section 9-505.7) (2) Access gates shall be recessed from the property line a minimum of sixty-five (65) feet.
