Kerry Sullivan -2- <br /> COMMENTS TO DEVELOPMENT <br /> SA-00-74 <br /> 4. The frontage improvements for French Camp Road shall be constructed in conformance <br /> with the standards for one-half of a 110-foot right-of-way major arterial expressway. The <br /> construction of the frontage improvements will be deferred upon execution by the owner <br /> of a Deferred Frontage and Roadway Improvement Agreement or a Secured Deferred <br /> Frontage and Roadway Improvement Agreement with a deposit equivalent to their <br /> estimated construction costs prior to approval of the Final Site Plan. (A $325.00 fee <br /> currently is required for processing per Development Title Table 9-240.2 in addition to a <br /> copy of the Grant Deed and an estimate for the required frontage improvements. The <br /> estimate shall be prepared by a Registered Civil Engineer with a typical section drawing <br /> on a form to be supplied by the Department of Public Works and submitted to the <br /> Department of Public Works for approval. As an option, the Department of Public Works <br /> will prepare the drawing and estimate for an additional fee of $140.00.) <br /> (Development Title Section 9-1150.2) <br /> 5. The Traffic Impact Mitigation Fee may be required for this development. The fee is <br /> due and payable at the time of building permit application. (The fee currently is $1,217 <br /> per 1,000 gross square foot of building as service commercial in the Stockton area. The <br /> fee shall be automatically adjusted July 1 of each year by the Engineering Construction <br /> Cost Index as published by the Engineering News Record. A credit may be allowed if it <br /> can be verified that the existing development on this site was in operation on or after <br /> April 23, 1990) <br /> (Resolution R-00-433) <br /> 6. The Water Supply Facilities Impact Mitigation Fee will be required for this development. <br /> The fee is due and payable prior to issuance of the building permit. The fee currently is <br /> $456 per 1,000 gross square foot of building designated as service commercial. The fee <br /> shall be automatically increased on January 1 of each year through the year 2005 at the <br /> rate of 7.66 percent. A credit may be allowed if it can be verified that the existing <br /> development on this site was in operation on or after April 30, 1991. <br /> (Development Title Section 9-818.4 and Resolutions R-91-327, R-94-185 and R-97-5) <br /> 7. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 8. Verification shall be obtained from the Solid Waste Division (468-3066) that this <br /> development has addressed the items on the attached Waste Plan Format for <br /> Development Projects.
