CONDITIONS OF APPROVAL <br /> PA-1100224 <br /> DELICATO VINEYARDS <br /> Use Permit Application No. PA-1100224 was approved by the San Joaquin County Planning <br /> Commission on July 19, 2012, The effective date of approval is July 29, 2012. This approval will <br /> expire on January 28, 2014, which is 18 months from the effective date of approval, unless (1) all <br /> Conditions of Approval have been complied with, (2) all necessary building permits have been <br /> secured and remain in force, and (3) all necessary permits from other agencies have been secured <br /> and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Mo Hatef, 209-468-8477) <br /> a) BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage, driveway access details including gates, on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (referto the"SITE <br /> PLAN CHECK LIST'for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b) APPROVED USE: This approval is for the expansion of an existing large winery crushing operation <br /> from 140,000 tons of grapes to 200,000 tons of grapes in three phases over five years as shown on <br /> the site plan dated November 30,2011. (Use Type: Wineries and Wine Cellars-Winery, Large) <br /> Phase One, building permits to be issued within eighteen months from the effective date of <br /> approval includes a new refrigeration station with a 2,142 square foot canopy, a 6,053 square <br /> foot centrifuge canopy, a 357 square foot filter canopy,fermenting tanks, remodel an existing <br /> 108,874 square foot warehouse for new barrel storage area, and upgrade waste water system <br /> and management operations of processed waste water for vineyard irrigation. <br /> • Phase Two, building permits to be issued within three years from the effective date of <br /> approval, to include four(4) new refrigeration plants with a 2,142 square foot canopy, relocate <br /> the existing receiving and crushing area, construct a new 24,936 square foot maintenance shop <br /> building, 50,000 gallon water tank, 6,000 square foot cellar processing building, tank farms, and <br /> fermenting tanks. <br /> • Phase Three, building permits to be issued within five years from the effective date of <br /> approval, to include a new 16,428 square foot employee lounge building,the conversion of an <br /> existing 43,888 square foot warehouse bottling area into an employee office area and receiving <br /> and ingredient warehouse area,tank farms, and fermenting tanks. <br /> c) CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee. If the Capital <br /> Facility Fee is applicable,the County shall collect the fees before the issuance of any building <br /> permits.
