<br /> This project is a Use Permit application to expand an existing large winery crushing
<br /> operation from 140,000 tons of grapes to 200,000 tons of grapes in three phases over five
<br /> years. Phase One, includes a new refrigeration station with a 2,142 square foot canopy,
<br /> 6,053 square foot centrifuge canopy, 357 square foot filter canopy, tanks farms, fermenting
<br /> tanks, remodel existing warehouse for new barrel storage area, and upgrade waste water
<br /> system and management operations of processed waste water for vineyard irrigation.
<br /> Phase Two to include four (4) new refrigeration plants with a 2,142 square foot canopy,
<br /> relocate the existing receiving and crushing area, construct a new 24,936 square foot
<br /> maintenance shop building, 50,000 gallon water tank, 6,000 square foot cellar processing
<br /> building, tank farms, and fermenting tanks. Phase Three to include a new 16,428 square
<br /> foot employee lounge building, the conversion of an existing warehouse bottling area into
<br /> an employee office area, and receiving and ingredient warehouse, tank farms, and
<br /> fermenting tanks.
<br /> The winery will employ up to a maximum of 358 workers and operates three shifts
<br /> Monday through Friday during the non-crush season and two shifts seven days per
<br /> week during the crush season, typically mid-July through October. Off-season, the
<br /> winery will operate on weekdays from 9:00 a.m. to 5:00 p.m. During the peak of the
<br /> season the shifts are 2:00 p.m. to 10:00 p.m., 10:00 p.m. to 6:00 a.m., and 3:00 a.m. to
<br /> 3:00 p.m. The wine tasting room operates seven days a week from 9:00 a.m. to 5:30
<br /> a.m. No marketing events are proposed.
<br /> The project site is located on the west side of South State Route 99 West Frontage Road,
<br /> 1.7 miles north of Lathrop Road, north of Manteca.
<br /> The project has a General Plan designation of General Agriculture (A/G) and is zoned
<br /> General Agriculture, 40-acre minimum lot size (AG-40).
