Dear Ms.Hatet: , SJCOQ, Inc. has reviewed application Dellcato Vineyards. This project Includes a Use Permit application to expand an existing large winery owing operation from 144,000 tons of grapes to 200,000 tons of grapes In three phases over five Yom. Phase One to include a new refrigeration station with a 2,142 square foot canopy, new 6,053 square foot centrifuge canopy, new 357 square foot filter canopy,remodel existing warehouse for new barrel storage area tank farms and fermenting tanks and upgrade waste water system and management operations of processed waste water for vineyard Irrigation. Phase Two to include (4) four new refrigeration plants with a 2,142 square foot canopy, relocate existing receiving and crushing area, new 24,938 square foot maintenance shop building, new 50.000 gallon water tank, new 6,000 square foot cailar pros ng building,tank farms and fermenting tanks. Phase Three to include a new 16,428 square foot employee lounge building,the conversion of an existing warehouse bottling.area Into an employee office area and receiving and ingredient warehouse, tank farms and fermenting tanks. The project is located on the west side of South State Route 99 West Frontage Road,1.7 miles north of Lahtrop Road(north of Manteca). San Joaquin County is a signatory to San Joaquin County Multi-Species Habitat Conservation and Open Space Plan (SJMSCP). Participation In the SJMSCP satfsiies requirements of both the state and fadwal endangered species acts, and ensures that the Impacts are mfilgated below a level of significance In compliance with the California Environmental Quality Act(CEQA). The LOCAL JURISDIC'T'ION retains responsibility for ensuring that the appropriate Incidental Take Won Measure arae properly implemented and monitored and that appropriate fees are paid in compliance with the E SJMSCP. Although participation in the SJMSCP is voluntary, Local Jurisdlctioriftead Agencies should be aware that if project aQp*arrts choose against participating In the SJMSCP,they will be required to provide alternative mitigation in an amount and kind equal to that provided in the SJMSCP. This pn*W is subject to the SJAISCP and is located within the unmapped Mrd use area.
