Furry Road <br /> Lodi, CA 95240 <br /> Subject: SOIL SUITABILITY AND NITRATE LOADING STUDY <br /> BEAR CREEK WINERY <br /> LODI, CALIFORNIA <br /> Dear Mr. Rous: <br /> Kleinfelder is pleased to present the results of our soil suitability and nitrate loading study for the <br /> referenced property located in Lodi, San Joaquin County, California. The study was performed <br /> in general accordance with the requirements of Section 9-10100© of San Joaquin County <br /> Ordinance. The following includes background information regarding the proposed <br /> development, present and past use of the site and the historical groundwater depths in the project <br /> area. Finally, the results of our nitrate loading calculations and project limitations are provided. <br /> PROPOSED DEVELOPMENT <br /> We understand the Bear Creek Winery anticipates an expansion at their current facility which <br /> will include two 80,000 square foot warehouse type structures and an 8,000 square foot office <br /> building. Grading plans were not available at the time this report was prepared; however, as site <br /> topography is relatively level, cuts and fills during earthwork are anticipated to be minimal in <br /> order to provide level building pads. We anticipate that waste disposal for the office and <br /> warehouse will be provided by an individual on-site sewage disposal system consisting of a <br /> conventional septic tank and leach trench disposal field. We understand that 40 full-time <br /> employees will work in the office building five days a week. Likewise, 10 full-time employees <br /> will work in the warehouse five days a week. <br /> PRESENT AND PAST USE OF THE SITE <br /> It is our understanding that the proposed leach field area was used for surface disposal of winery <br /> production waste water and high proof/brandy stillage waste from at least 1970 to 1985.
