CONDITIONS OF APPROVAL <br /> SA-01-47 <br /> Speckman <br /> Site Approval Application No. SA-01-47 was approved by the San Joaquin County Community <br /> Development Department on July 9, 2001. The effective date of approval is July 19, 2001. This <br /> approval will expire on January 18, 2003, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact Jennifer Jolley,468-3161) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT". The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage,driveway access details(including gates), on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for a wireless telecommunication facility as shown on the Plan <br /> dated May 30, 2001. (Use Type: Communication Services-Type II) The applicant has a lease area <br /> of 4,000 (80' x 50') square feet and will construct the following to be completed in two phases within <br /> four(4)years from the date of approval: <br /> (1) Phase 1 (to be completed within 18 months): <br /> A. One(1) 130-foot-high monopole <br /> (2) Phase 2 (to be completed within 4 years): <br /> A. Four (4) future co-location lease areas for potential tenants to build cabinets and attach <br /> antennas to the monopole <br /> B. One(1)utility service pedestal <br /> c. STORM DRAINAGE: Storm water drainage shall be retained on the site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Site Plan. Drainage calculations <br /> prepared by a registered civil engineer or architect shall be included. (Development Title Section 9- <br /> 1135) <br /> d. SETBACKS: The structure shall comply with the following setback requirements: <br /> (1) The proposed tower and accompanying equipment shelters shall be set back a minimum of <br /> thirty (30) feet from the front and right property lines.
