CONDITIONS OF APPROVAL <br /> SA-01-56 <br /> Victoria Island Farms <br /> Site Approval Application No. SA-0156 was approved by the San Joaquin County Community <br /> Development Department on August 23, 2001. The effective date of approval is September 2, 2001. <br /> This approval will expire on March 4, 2003, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply- <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Leanne Mueller,468-3228) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site <br /> Plan required, as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage,driveway access details(including gates),on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for a 10,000-square-footwireless telecommunicationsfacility to <br /> be constructed in two phases as shown on the Site Plan dated July 13, 2001. Phase 1 shall be <br /> completed within 18 months of approval. Phase 2 shall be completed within five years of approval. <br /> (Use Type: Communication Services-Type ll) <br /> (1) Phase 1 will include 100-foot-high monopole with 12 panel antennas and a 240 square foot <br /> equipment shelter. <br /> (2) Phase 2 will include four equipment shelters for future co-location. <br /> c. MAINTENANCE OF FACILITIES: All freestanding structures, antennas, and supporting equipment <br /> associated with wireless telecommunication shall be maintained in good condition by the provider of <br /> the telecommunication facility and, whenever necessary, repaired or replaced. (Development Title <br /> Section 9-1065.7) <br /> d. REMOVAL OF FACILITIES: Freestanding structures, antennas, and supporting equipment <br /> associated with wireless telecommunication shall be removed by the provider of such facilities and <br /> the site restored to its pre-construction state if said facilities have not been operational or used for a <br /> period of six(6) consecutive months. Removal and site restoration shall be completed within ninety <br /> (90)days of the end of said six(6)month period. (DevelopmentTitle Section 9-1065.8) <br /> e. TOWER LIGHTING: For safety purposes, the communications tower shall be lighted according to <br /> the following: <br /> (1) A red light shall be placed at or near the top of the tower. <br /> Conditions of Approval - 1 - SA-01-56 <br />
