CONDITIONS OF APPROVAL <br /> PA-0900281 <br /> Henry <br /> Lot Line Adjustment Application No. PA-0900281 was approved by the San Joaquin County <br /> Community Develooment Department on January 8, 2010,which is the effective date of approval. <br /> Unless otherwise,specified, all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on July 10, 2011, which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if <br /> required by the Land Surveyor's Act. <br /> 1. APPROVAL7his approval is for a Lot Line Adjustment and Merger among four parcels to result in <br /> three parcels as shown on the site plan dated December 9, 2009. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior to <br /> conveyance ibf property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> ` Development.' Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. WILLIAMSO N.' ACT CONTRACT: The property owner shall rescind the current contracts and shall <br /> enter into new contracts prior to recording the Notice of Lot Line Adjustment, The Notice of Lot Line <br /> I Adjustment shall not be recorded until the Williamson Act Contract has been deemed complete. <br /> F Filing fees are required for this application. LOT SIZE AND WIDTH: (The following requirements shall apply) <br /> (1) Parcel One shall be a minimum of 150 feet in width, measured at the front yard setback line. <br /> (Development Title Section 9-610.4) <br /> f <br /> (2) Parcels Two and Three shall be a minimum of 330 feet in width.
