CONDITIONS OF APPROVAL <br /> SA-00-17 <br /> Paul M. Sanguinetti <br /> Site Approval Application No. SA-00-17 was approved by the San Joaquin County Community <br /> Development Department on June 6, 2000. The effective date of approval is June 16, 2000. This <br /> approval will expire on December 16, 2001, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Jim Van Buren, 468-2374) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT." <br /> The Site Plan required as a part of the building permit must be prepared by a registered <br /> civil engineer or licensed architect. This Plan must show drainage, driveway access <br /> details (including gates), on-site parking, landscaping, signs, existing and proposed <br /> utility services, and grading (refer to the "SITE PLAN CHECK LIST'for details). A fee is <br /> required for the Site Plan review. (Development Title Section 9-884) <br /> L APPROVED USE: This approval is for a cellular communications facility consisting of an <br /> 101-foot-high monopole tower and a 200-square-foot equipment shelter as shown on the <br /> Site Plan submitted April 11, 2000. (Use Type: Communication Services—Type ll) <br /> c. SETBACKS: The structure shall comply with the following setback requirements: <br /> (1) The proposed tower and accompanying equipment shelter shall be set back a <br /> minimum of thirty (30) feet from the front and rear property lines and ten (10) feet <br /> from the side property lines. (Development Title Table 9-410.3) <br /> (2) New freestanding support structures shall be located a distance equal to at least the <br /> height of the said structure from residential structures on adjoining properties. <br /> (Development Title Section 9-1065.4[d]) <br /> d. MAINTENANCE OF FACILITIES: All freestanding structures, antennas, and supporting <br /> equipment associated with wireless telecommunication shall be maintained in good <br /> condition by the provider of the telecommunication facility and, whenever necessary, <br /> repaired or replaced. REMOVAL OF FACILITIES: Freestanding structures, antennas, and supporting <br /> equipment associated with wireless telecommunication shall be removed by the provider <br /> Conditions of Approval - 1 - SA-00-17 <br />
