McDowell&Davis Towing
Risk Assessment and Conceptual Site Model
EExposure to groundwater impacted b the releases should not cause
Y in-crease in cancer or
C toxicant risk. The possible increased risk posed by the volatilization of the residual
subsurface soils into the interior of the commercial building may be a conservation
artifact of the model. The interior of the McDowell and Davis office should be monitored
for the possible migration of contaminant vapors from the subsurface soils into the
building. A passive soil vapor survey of the building interior and areas of onsite-exposed
soil should be conducted to confirm the model. Groundwater monitoring should continue
through the November 2002 event to provide two years of groundwater data.
b-2--
A closure request shoulAubmitted for regulatory consideration with the report of the
November 2002 groundwater monitoring event, if the soil gas survey is negative and
there are no significant groundwater changes.
The above represents our best professional opinion as to environmental conditions at this
site. These opinions were derived using data at hand, and standards of care common to
the environmental consulting community in Northern California. There is the possibility
that even with proper application of the above methodologies, there may exist on the
subject property conditions that could not be identified within the scope of this sampling
work or which were not reasonably identifiable from the available information. The
methodologies included in this report are not intended to produce all inclusive or
comprehensive results, but rather to provide the client with information regarding
apparent suspicions of existing and potential adverse environmental conditions relating to
the subject property. Additional work at this site may generate data that could lead to a
EC, change of opinion regarding conditions or appropriate remediation procedures or both.
Prepared by:
i
:€ JLR"ESI FG'j i v
° Ex-
Robert Fourt, CHG FOr CA
Certified Hydrogeologist #180
kNV J JtOHk't*r
KtOBF
d27
Michael J.
