.r McDowell& Davis Towing <br /> Phase lI Groundwater Monitoring Well Installation Report <br /> `* 5.0 CONCLUSIONS <br /> It appears that the soil contamination, Toluene, Xylenes, and MTBE, is limited to the 15 <br /> and 25 foot samples from boring B-2 and non detect below these samples. <br /> Contamination was not apparent in the soil at these depths during the drilling of MW-1 <br /> just a few feet away from B-2. Soil samples collected in the down gradient direction, to <br /> ` the south east of the former underground tanks, from borings MW-2 were also non detect. <br /> Unfortunately low levels of gasoline and BTEX were present in the groundwater samples <br /> collected from all three monitoring wells. None of the Oxygenated Compounds, <br /> including EDB and 1,2-DCA, were present in these samples. According to the LIA the <br /> monitoring well located in the middle of Escalon Avenue, for the contamination site <br /> �. across the street, is also free of these compounds. Consequently, MTBE contamination <br /> does not appear to be a problem at this site. <br /> Additional work may be required in order to further define the groundwater <br /> contamination at the subject site. However, we recommend a second round of sampling <br /> ,r and gradient reporting before planning the next phase. <br /> The above represents our best professional opinion as to environmental conditions at this <br /> site. These opinions were derived using data at hand, and standards of care common to <br /> the environmental consulting community in Northern California. There is the possibility <br /> that even with proper application of the above methodologies, there may exist on the <br /> subject property conditions that could not be identified within the scope of this sampling <br /> work or which were not reasonably identifiable from the available information. The <br /> methodologies included in this report are not intended to produce all inclusive or <br /> .- comprehensive results, but rather to provide the client with information regarding <br /> apparent suspicions of existing and potential adverse environmental conditions relating to <br /> the subject property. Additional work at this site may generate data that could lead to a <br /> change of opinion regarding conditions or appropriate remedial procedures or both. <br /> �.
