Boyens Engineering performed the seismic risk evaluation on behalf of Pond, <br /> Robinson and Associates for the purpose of evaluating the structural integrity of the <br /> building and determining the seismic risk at the project. The site observation consisted <br /> of limited surveys of interior and exterior areas and a review of information provided by <br /> the representatives of the property manager. <br /> Physical testing was not performed and is outside the scope of this assignment. <br /> Intrusive testing was neither authorized nor performed. <br /> The scope of work for the property review was based on standards developed and <br /> outlined by R. D. Boyens Engineering. Deficiencies, problems, and/or code violations <br /> were noted where observed; however, it is possible that areas containing deficiencies, <br /> physical inadequacies, or code and other regulatory violations may be present but were <br /> not observable at the time of the inspection. The recommendations and cost estimates <br /> provided in the report are intended to serve as general guidelines to be used in future <br /> repair, maintenance, and capital improvement decisions. The implementation of any <br /> recommendations will require specific details and specifications to be prepared by a <br /> licensed engineer or architect. Detailed cost estimates can be made based on the <br /> specific details. <br /> The information and estimates of cost presented in this report have been developed in <br /> accordance with the above limitations, using the degree of professional care and skill <br /> ordinarily exercised under similar circumstances by engineers using the standards of <br /> practice and care normally exercised in the design and evaluation of investment-grade <br /> commercial buildings in the local marketplace. No other warranty, express or implied, is <br /> made. <br /> This report is subject to the limitations set forth above and is for the exclusive use of <br /> Pond, Robinson and Associates. Use by others is authorized only after acknowledging <br /> and accepting the limitations stated and upon the express written permission of R.
