1.0 EXECUTIVE SUMMARY <br /> SECOR International Incorporated (SECOR) performed a Phase I Environmental Site <br /> Assessment (ESA) of Patterson Pass Business Park Building #5 located at 25521-25653 S. <br /> Gateway Boulevard in Tracy, San Joaquin County, California (subject property). The field <br /> inspection, completed on March 11, 2005, consisted of a walk-through inspection of the interior <br /> and exterior areas of the subject property. SECOR also conducted a review of pertinent readily <br /> available records of local, state, and federal agencies, and interviews with persons <br /> knowledgeable about the current site activities. SECOR also reviewed a previous Phase I ESA <br /> report for two larger parcels, including the subject property, prepared in December 1993 by <br /> SWL Environmental Services (SWL). Data regarding the historical use of the subject property <br /> and adjacent properties was obtained from the previous ESA report. <br /> ProLogis, owner of the subject property, requested that the Phase I ESA be completed in <br /> accordance with ASTM Standard Practice E1527-00 Standard Practice for ESAs: Phase I ESA <br /> Process and the scope of work contained in the January 14, 2005 Agreement for Environmental <br /> Consulting Services between SECOR and ProLogis. SECOR was retained by ProLogis to <br /> evaluate the presence of recognized environmental conditions as defined in ASTM, and to <br /> evaluate other aspects of the environmental condition of the property as specified in the <br /> Agreement. <br /> The subject property consists of a 3.89-acre parcel of land developed with a <br /> warehouse/production/distribution building totaling 84,000 square feet and occupied by three <br /> tenants: Coast-to-Coast (14,000 square feet), Hap Jones Distribution (21,000 square feet), and <br /> Barbosa Cabinets (49,000 square feet). Three concrete truck aprons with asphalt-paved <br /> parking/driving areas and landscaped vegetation around the perimeter and near office area <br /> entrances were present at the time of the inspection. No soil staining, discoloration, or evidence <br /> of improper disposal was observed on the subject property. <br /> Coast-to-Coast is an auto parts distribution warehouse. Hap Jones Distribution is a motorcycle <br /> parts and tire distribution warehouse. Barbosa Cabinets is a manufacturer of custom laminate <br /> and granite countertops. Barbosa Cabinets utilizes small amounts (less than 5 gallons) of <br /> contact adhesive, ethyl alcohol, and joint compound in the assembling of the countertops. <br /> Concrete floors in the warehouse areas at each tenant space were in good condition with no <br /> cracks or chips. <br /> Aerial photo review, interviews, and other related records searches indicated that the subject <br /> property building was constructed in October of 1998. Prior to construction, the subject property <br /> was undeveloped land. The historical review did not identify evidence of past on-site activities <br /> that appear to pose a risk of adverse environmental impacts to the subject property. <br /> A review of federal and state databases of known or suspected contaminated sites and other <br /> related environmental databases provided by Environmental Data Resources, Inc. (EDR) <br /> identified the adjacent property to the west, EnXco, on the RCRA-SQG database. This listing is <br /> for tracking purposes only and no violations were reported. One California Spills, Leaks, <br /> Investigation and Cleanup (CA SLIC) facility is located approximately 0.44 mile west-northwest <br /> of the subject property. SECOR contacted the Central Valley Regional Water Quality Control <br /> Board on January 26, 2005 for information regarding this facility however; as of the date of this <br /> report, no response has been received. Based on its distance from, and its inferred cross- <br /> gradient groundwater flow position relative to the subject property it appears unlikely that this <br /> Final ESA-30102-Tracy CA.doc 1 SECOR International Incorporated <br /> March 28,2005 <br />
