CONDITIONS OF APPROVAL <br /> PA-03-369 <br /> Griffith <br /> Site Approval Application No. PA-03-369 was approved by the San Joaquin County Community <br /> Development Department on September 17, 2003. The effective date of approval is September 27, <br /> 2003. This approval will expire on March 28, 2005, which is 18 months from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with, (2) all necessary building <br /> permits have been secured and remain in force, and (3) all necessary permits from other agencies <br /> have been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Jennifer Jolley, 468-3161) <br /> a. APPROVED USE: This approval is for a private right-of-way for nine (9) lots (Lots 8, 9, 16, 17, 18, <br /> 23, 24, 25, & 26) located within Munro Orchard Tract No. 2 as shown on the Plan dated July 22, <br /> 2003. <br /> b. STORM DRAINAGE: Storm water drainage shall be retained on-site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Site Plan. Drainage calculations <br /> prepared by a registered civil engineer or architect shall be included. (Development Title Section 9- <br /> 1135) <br /> c. UNIFORM FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirement shall be applicable and incorporated in the construction plans before submittal to the <br /> Community Development Department for a building permit: <br /> (1) Fire department access roads shall be in accordance with Section 902.2 of the California Fire <br /> Code and the standards adopted by the San Joaquin County Fire Chiefs Association. <br /> 2.
