The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in a fifty <br /> (50) foot wide right-of-way from the centerline of Berkeley Road to the property line across the <br /> frontage of parcels 8, 9, 16, 17, 18, 23,and 24 and to result in a fifty(50) foot radius cul-de-sac at <br /> parcels 23,24, 25,and 25. (A$350.00 fee currently is required for processing per Development <br /> Title Table 9-240.2 in addition to a copy of the Grant Deed and a legal description of the parcel to <br /> be offered for dedication.) (The fee due will be based on the current fee schedule.) <br /> (Development Title Section 9-1150.5) <br /> 3. Berkeley Road shall be constructed in conformance with the standards for a fifty(50) foot right- <br /> of-way rural residential street. <br /> (Development Title Section 9-1150.2) <br /> 4. The developer shall prepare and record an agreement for notice to future owners for maintenance <br /> of the private road by the owners and shall be noticed by a statement on Site Plan. <br /> (Civil Code 845 [b]). <br /> 5. A stop sign,street name sign, and stop bar shall be installed. Clear sight distance shall be required <br /> at intersection. <br /> 6. Driveway approaches onto Berkeley Road shall be improved in accordance with the requirements <br /> of San Joaquin County Standards R-17 prior to issuance of the occupancy permit. <br /> 7. All improvements shall be in conformance with the Improvement Standards and Specifications of <br /> the County of San Joaquin. All improvement plans and specifications shall include grading plan for <br /> each individual lot, if applicable. These improvement plans and specifications are subject to plan <br /> check, field inspection fees and must be approved by the County of San Joaquin Department of <br /> Public Works prior to approval of the Final Map. <br /> (Development Title Section 9-240, Section 9-910, Section 9-1100 and R-92-814) <br /> 8. All easements of record shall be shown on the final Site Plan.
