The Assessor's <br /> Parcel Numbers for the existing properties are 185-040-01 and 185-040-24. The purpose of our <br /> Lstudy was to determine the suitability of the property for septic tank usage. The study was <br /> performed in general accordance to the requirements of Section 9-10100© of San Joaquin <br /> County Ordinance. The following includes background information regarding the proposed <br /> Ldevelopment, present and past use of the site, existing septic tank systems in the project area, and <br /> the groundwater conditions. In addition, discussions regarding our investigative procedures and <br /> the site conditions encountered during our field exploration and the results of percolation tests <br /> ` are presented. Finally, our project limitations are provided. <br /> PROPOSED DEVELOPMENT <br /> ` On a preliminary basis, we understand the subject 54.7-acre project site will be divide into nine <br /> new lots and an approximate 10-acre remainder. A plan showing the proposed parcel split is <br /> attached. The nine new lots will eventually be developed for single-family residences. The <br /> number of bedrooms and bathrooms in each home are unknown at this time and may vary. Per <br /> San Joaquin County Environmental Health Department (SJCEHD) guidelines, we are <br /> Lanticipating a maximum of 2 residences (each with a septic system) will be placed on each <br /> parcel. We anticipate that waste disposal will be provided by individual on-site septic tank/leach <br /> trench sewage disposal systems with seepage pits as needed. <br /> ` PRESENT AND PAST SITE USAGE <br /> The site is currently zoned as limited agriculture (AL5). The site is in a historically agricultural <br /> area and is currently used as farmland for row crops. A single-family residence, a barn, and a <br /> storage shed are located near Gawne Road on what will be the 10-acre remainder (Lot 1) of the <br /> Lproposed parcel split.
