`. IN/ <br /> Rick Griffin <br /> Community Development <br /> PA-0800368 <br /> RECOMMENDATIONS: <br /> 1. A Parcel Map is required. (Development Title Section 9-915.2) <br /> 2. An Irrevocable Offer and Agreement to Dedicate Road to result in a 25-foot wide right-of-way from the <br /> centerline of Berkeley Way to the property line, including a 20-foot by 20-foot corner cut-off at the <br /> intersection of Gawne Road, shall be required across the frontage of Parcel 2. The dedication shall be made <br /> on the Parcel Map. (Development Title Section 9-1150.5) <br /> 3. All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) <br /> 4. Requirements for construction of improvements shall be noticed by a statement on the Parcel Map. <br /> (Subdivision Map Act Section 66411.1) <br /> 5. The frontage improvements for Gawne Road shall be constructed in conformance with the standards for <br /> one-half of a 60-foot wide right-of-way Rural Collector Road for Parcels I and 2. (Development Title <br /> Section 9-1150.2[d][3]) <br /> 6. If improvements referred to herein are not completed prior to recording the Parcel Map,the subdivider shall <br /> execute an agreement with the County of San Joaquin ensuring the completion of improvements within one <br /> (1)year after approval of the Parcel Map. (Development Title Section 9-1100.3 D]) <br /> 7. All improvements shall be in conformance with the current Improvement Standards and Specifications of <br /> the County of San Joaquin. All improvement plans and specifications shall include grading plan for each <br /> individual lot, if applicable. These improvement plans and specifications are subject to plan check, field <br /> inspection fees and must be approved by the County of San Joaquin Department of Public Works prior to <br /> approval of the Parcel Map. (Development Title Section 9-240, Section 9-910, Section 9-1100 and R-92- <br /> 814) <br /> 8. All traffic signs and markings shall conform to the Manual on Uniform Traffic Control Devices, Caltrans <br /> Traffic Manual and/or San Joaquin County Standards and shall be shown on the improvement plans. <br /> (Development Title Section 9-1150.2) <br /> Note: Any construction activity that results in the disturbance of at least one (1) acre of soil shall require a <br /> State NPDES construction permit. Dischargers whose projects disturb 1 or more acres of soil or whose <br /> projects disturb less than I acres, are required to obtain coverage under the General Permit for <br /> Discharges of Storm Water Associated with Construction Activity(Construction General Permit, 99- <br /> 08DWQ)(www.swrcb.ca.gov/stormwtr/gen_const.html#const_permit).
