0 1.0) INTRODUCTION <br /> This Soil Suitability Study presents the results of my investigation concerning the soil <br /> characteristics and groundwater under the subject property referenced on the Title Page. It was <br /> completed to satisfy the requirements of the San Joaquin Environmental Health Department <br /> (EHD), specifically: 1.) To subdivide an existing 10-acre parcel into two Parcels and to determine <br /> if the underlying soil of these proposed Parcels are acceptable for the proper operation of any <br /> future septic system that may be installed which will function as intended for its anticipated <br /> lifespan, and 2.) Provide analysis and recommendations based upon the environmental criteria <br /> encountered in this study. Currently, there is no proposal to construct any buildings (residential or <br /> otherwise) on the subject property. This report is in compliance with the requirements for a Soil <br /> Suitability Study under Development Title Section 9-1105.2 Item (d) of the San Joaquin County <br /> Ordinance Codes. <br /> Within the text of this Report, bolded Section (§) numbers are referenced at the beginning of an <br /> applicable sentence, paragraph or paragraphs, or Appendices that correspond with the EHD <br /> Requirements Checklist for a Soil Suitability Study. <br /> (§ 2.0) SUBJECT SITE AND STUDY AREA BACKGROUND INFORMATION <br /> (§ 1.1, 1.2,2.1) The purpose of this project is to subdivide an existing 10± acre Parcel, into two <br /> Parcels denoted as Parcel 1, which is to be the west-half of the property at a net acreage of 4.77 <br /> acres and Parcel 2, which is to be the east-half of the property at 4.414 acres. Currently, there are a <br /> residential structure, barn and garage in the northeast corner of proposed Parcel 2. The residential <br /> structure is Mrs. Palesch's house. A domestic well and a septic system serves the residential <br /> structure. The entire Parcel (save the referenced structures) has been, and is currently planted in <br /> rotational crops such as oats, and various row crops. There is no irrigation well on the property. <br /> The Central San Joaquin Water Conservation District(CSJWCD) delivers irrigation water to the <br /> subject, and surrounding properties. <br /> (§ 3.7) Parcel orientation is denoted on the Tentative Map found in Appendix A. Any building, <br /> proposed to be built on the proposed Parcels will have to observe all EHD requirements, which <br /> would include a perc test in the location of any future building if constructed outside of a 100-foot <br /> radius from where the perc tests were conducted for this Study. If a primary house and second unit <br /> dwelling were built on Parcel 1, and with the primary and secondary house on Parcel 2, this would <br /> give a total of four septic systems on the two Parcels consisting of approximately 10 acres. This is <br /> a density of one septic system per 2.5 acres, which can be considered marginal density for nitrate <br /> loading considerations. Nitrogen fertilization and mineralization from organic matter <br /> decomposition within the cropland area would constitute a much greater nitrogen input than from <br /> four septic systems. <br /> Page A- <br /> Chesney Consulting <br />
