1. INTRODUCTION <br /> We represent Mr. Browning in the proposed division of land <br /> described in Application for Minor Subdivision # MS 94-21 whereof <br /> the soil suitability study and environmental tests reported <br /> herein are required by San Joaquin County Ordinance. <br /> 2. PROPOSED DEVELOPMENT <br /> The site of the study is a twenty acre tract lying immediately <br /> south of Gawne Road in Section 34, Township 1 North, Range 8 <br /> East of the Mount diablo baseline and meridian in San Joaquin <br /> County, California. <br /> The site has previously been divided into two ten acre <br /> parcels. The purpose of M.S. 94-21 is the further division of <br /> the site into four parcels of five acres each. <br /> 3. LAND USAGE <br /> Currently the site of the study contains two homesites, <br /> one on each of the existing ten acre parcels. Both are under <br /> the ownership of Mr. Browning. One is his residence, 19292 E, <br /> Gawne Road, the other, 19000 e. Gawne Road, is occupied by relatives. <br /> The placement of the homesites on the eastern half of the <br /> ten acre parcels allows for the development of the proposed <br /> five acre parcels , lots 1 and 3, per attached Tentative Map. <br /> Parcel 1 and a portion of parcel 2 are currently under <br /> cultivation under lease. Parcel 3 is an abandoned orchard. <br /> Subsequent to approval of the application and fulfillment <br /> of the contingencies imposed by San Joaquin County the ultimate <br /> land usage will be rural residential homesites <br /> Whereas the existing residences have approved septic systems <br /> they share domestic water from a well on parcel 4. Construction <br /> of a domestic well on parcel 2 is required prior to approval <br /> of the division of land. Construction of well and septic facilities <br /> on parcels 1 and 3 will be required at the time of development. <br />
