CONDITIONS OF APPROVAL <br /> SA-94-5 <br /> Manuel and Lillian Sousa <br /> Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the Issuance of any building permits. <br /> This approval will expire within 19 months of the date of approval unless (1) all Conditions of <br /> Approval have been compiled with, (2) all necessary building permits have been secured and remain <br /> In force, and (3) all necessary permits from other agencies have been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. This approval is for Farm Machinery Repair and Farm Services as shown on the site plan <br /> submitted January 19, 1994. <br /> b. 14 parking spaces are required including one space for the physically handicapped. <br /> (Development Title Section 9-1015.9) <br /> C. The first 100 feet of the driveway shall be surfaced with a minimum of 2 inches of asphalt <br /> over a minimum 4 inch road base. The remaining driveway, parking and maneuvering <br /> areas shall be surfaced with a chip seal over a 4 inch road base. The vehicle storage <br /> area shall be surfaced with a minimum of 4 inches of gravel. <br /> d. All inoperable vehicles shall be screened as required by section 9-1022.4(d)(2) of the <br /> Development Title. <br /> e. Submit an Improvement Plan showing drainage, driveway access details, on-site parking, <br /> existing and proposed utility services, and grading. Storm drainage run-off created by <br /> new improvements shall be retained on-site. The drainage pattern and corresponding <br /> storm drain improvements shall be shown on the Improvement Plan. A plan check fee <br /> will be required. (Development Title Section 9-884) <br /> I. All parking spaces, driveways, and maneuvering areas shall be paved and permanently <br /> maintained to provide a durable dust free surface. (Development Title Section 9-1015) <br /> g. The following Uniform Building Code and San Joaquin County Ordinance requirements <br /> will be applicable and shall be incorporated in the construction plans before submittal to <br /> the Building Inspection Division: <br /> 1. Exterior walls less than 20' from a property line shall be of one-hour, fire-resistive <br /> construction. <br /> 2. The proposed building shall be provided with an automatic fire sprinkler system <br /> or divided into areas less than 6,000 square feet by area separation walls. <br /> Conditions of Approval - 1 - SA-94-5 <br />
