CONDITIONS OF APPROVAL <br /> PA-1500045 <br /> WYMAN/DILLON & MURPHY <br /> Lot Line Adjustment application No. PA-1500045 was approved by the San Joaquin County <br /> Community Development Department on April 9, 2015, which is the effective date of approval. This <br /> approval will expire on October 8, 2016, which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if <br /> required by the Land Surveyors' Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Rick Griffin, [209] 468-3154) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment between two parcels as shown on the site <br /> plan dated March 16, 2015. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. LOT SIZE: Parcels 1 and 2 shall be a minimum of 5,000 square feet in size. (Development Title <br /> Section 9-872.2[el,) <br /> d. LOT WIDTH: Parcels 1 and 2 shall have a minimum lot width of 50 feet measured at the front yard <br /> setback line. (Development Title Section 9-872.2[g]) <br /> 2.
