GRACE STREET & APN/ADDRESS: 091-220-09, 5196 N. KNOX <br /> DRIVE, LINDEN) <br /> The applicant has submitted the above referenced Minor Subdivision pre-application to <br /> subdivide a 0.47 acre parcel into four parcels. Parcel 1 would contain 4,300 square feet, <br /> parcel 2 would contain 3,850 square feet, parcel 3 would contain 6,600 square feet, and <br /> parcel 4 would contain 5,700 square feet. The property has a General Plan Designation <br /> of R/M (Medium Density Residential) and is zoned R-M (Medium Density Residential). <br /> The project site is located on the north side of Grace Street, approximately 500 feet east <br /> of Harrison Street, Linden. <br /> The Community Development Department has reviewed the proposed Minor Subdivision <br /> pre-application and offers the following comments: <br /> Lot Line Adjustment <br /> In 1992, the applicant processed Lot Line Adjustment application number LA-92-0071. <br /> The purpose of the Lot Line Adjustment was to adjust the property lines between APN <br /> 091-250-09 and 091-220-09 to establish it as one parcel, and APN 091-250-09 and 091- <br /> 250-10 to recognize ownership of a 0.23 acre parcel on Grace Street (18995 E. Grace <br /> Street) and a 0.76 acre parcel located on Knox Drive (5196 N. Knox Drive). The Lot <br /> Line Adjustment application was approved on September 8, 1992 and a Notice of Lot <br /> Line Adjustment was recorded on January 19, 1993. However, new deeds were never <br /> recorded for the Lot Line Adjustment. The Lot Line Adjustment was required to legalize <br /> the two parcels (APN 091-250-09 and 091-250-10) that were created in violation of the <br /> Subdivision Map Act when their deeds were recorded without the benefit of a Lot Line <br /> Adjustment application being processed. Prior to filing of the full application for this <br /> project, the applicant would be required to record the deeds for LA-92-0071. <br /> 1 <br />
