Development Title Section 9-315.2 states that residential developments which provide <br /> affordable housing shall receive a twenty-five (25) percent density bonus plus an <br /> additional incentive if the proposed project will create at least one of the following: <br /> (a) twenty (20) percent of the dwelling units affordable to low income households: <br /> (b) ten (10) percent of the dwelling units affordable to very low income households, <br /> or <br /> (c) fifty (50) percent of the dwelling units for senior citizens. <br /> Pursuant to Development Title Section 9-315.4, density bonus incentives may include <br /> the following: <br /> (a) reduction in setback; <br /> (b) reduction in lot width: <br /> (c) reduction in square footage requirements of the lot; <br /> (d) reduction in yard dimensions; <br /> (e) increase in building height; <br /> (f) increase in building intensity; <br /> (g) reduction of ratio of vehicular parking spaces per unit; <br /> (h) reduction in open space requirements; or <br /> (i) reduction in fees. <br /> The applicants have indicated that the residential units would be used for senior citizen <br /> housing, which would qualify for a density bonus. If the applicants decide to apply for <br /> the density bonus, the applicants will need to submit a written request for a density <br /> bonus when the full application is submitted. (Development Title Section 9-315.6) <br /> Linden General Plan Policies (General Plan Volume II, pages V-14) <br /> 2, A variety of housing opportunities shall be promoted on the community's remaining <br /> vacant land. <br /> The proposed project would create housing opportunities for senior citizens. <br /> The project appears to meet this requirement. <br /> 3. Any General Plan expansion for residential development should be to the north of <br /> State Route 26. <br /> The proposed project meets this requirement. <br /> Conclusion <br /> For the applicant to be able to proceed with the Minor or Major Subdivision application, <br /> the following issues must be resolved: <br /> • The applicant must be able to obtain public storm drainage to the project site. A <br /> "will serve" letter for public storm drainage must be provided at the time a full <br /> application is submitted. <br /> • The applicant must remove one dwelling unit from the portion of property zoned <br /> R-M. <br />
