CONDITIONS OF APPROVAL FOR <br /> REVISIONS OF APPROVED ACTIONS <br /> SA-99-92 <br /> Voorhees <br /> Revisions of Approved Actions for Site Approval Application No. SA-99-92 was approved by the San <br /> Joaquin County Community Development Department on May 15, 2002. The effective date of <br /> approval is May 25, 2002. This approval will expire on July 22, 2002, unless (1) all Conditions of <br /> Approval have been complied with, (2) all necessary building permits have been secured and remain <br /> in force, and (3) all necessary permits from other agencies have been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Jose Rubianes, 953-7509) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-IMPROVEMENT PLAN". The Site Plan required <br /> as a part of the permit process must be prepared by a registered civil engineer or licensed architect. <br /> This Plan must show drainage, driveway access details (including gates), on-site parking, <br /> landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE PLAN <br /> CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title Section 9- <br /> 884) <br /> b. APPROVED USE: This approval is for a Revision of Approved Actions for an approved private right- <br /> of-way for access to Lot 11 of Small Farms Improvement Division "G" (APN 007-270-25) along the <br /> north property line of Lot 12 of Small Farms Improvement Division "G" (APN 007-270-34) as <br /> described in the recorded Grant Deed#2002-082737. <br /> c. ADDRESS: The address of the property has been changed from 23750 N. Graham Road to 23773 <br /> N. Jack Tone Road, Acampo. <br /> d. STORM DRAINAGE: Any additional storm water drainage shall be retained on the site. The <br /> drainage pattern and corresponding storm drain improvements shall be shown on the Site Plan. <br /> Drainage calculations prepared by a registered civil engineer or architect shall be included. <br /> (Development Title Section 9-1135) <br /> e. UNIFORM FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the Site Plan before submittal to the <br /> Community Development Department for an Improvement Plan. <br /> (1) Fire department access roads shall be in accordance with Section 902.2 of the California Fire <br /> Code and the standards adopted by the San Joaquin County Fire Chiefs Association. <br /> 2.
