INTRODUCTION <br /> Fsatisfy <br /> ility Study presents the results of our investigation concerning the soil strata and <br /> der the subject property referenced on the Title Page. Our study was completed <br /> uirements of the San Joaquin Environmental Health Department, specifically: 1.) <br /> To determine if the homesite Parcel (Parcel 1) that is being split-off remains acceptable for the <br /> proper operation of a septic system which will function for its anticipated lifespan, 2.) Test water <br /> from on-site domestic wells for nitrate and the agrichemical DBCP/EDB, 3.)Address Item "C" <br /> of the EHD's Condition of Approval regarding steam cleaning, and�.`1Provide recommendations <br /> based upon the environmental criteria encountered in this study. Our report is in compliance <br /> with the requirements for a Soil Suitability Study under Development Title Section 9-1105.2 <br /> Item(d) of the San Joaquin County Ordinance Codes. <br /> SUBJECT SITE AND STUDY AREA BACKGROUND INFORMATION <br /> The subject property is the home base for the Pereira Farming Company. Having observed <br /> hundreds of farming operations throughout San Joaquin County and the San Joaquin Valley, we <br /> find the Pereira Fanning Company to be operated with a high degree of professionalism and <br /> cleanliness. The purpose of this project is to create a new parcel. The subject property is I? <br /> currently zoned Agriculture-40 (AG 40) and will consist of two Parcels: Parcel "I" which �w• <br /> currently has an existing homesite with a well and septic system, and related agricultural �q <br /> buildings. Thes�%uildings belong to Pereira Farming and do not contain their own well and (_ <br /> septic sv to _ Thi P reel 'c specified to be 5 acme—c The remazmng Parcel is referenced as the <br /> "DESIGNATED REMAINDER" and will be 46.5 acres. The attached Tentative Parcel Map <br /> illustrates the designations and orientation of the subject Parcels. Currently, the Designated <br /> Remainder is fallow, but is being prepared for planting. As noted on the Tentative Parcel Map, <br /> there are no buildings on the Designated Remainder and the Map also illustrates a separate Parcel <br /> next to Parcel 1, which is Tom Pereira's homesite Parcel. <br /> The topography of the site has a land declination toward the north-northeast starting with 38 feet <br /> above MSL in the SWC to 26 feet MSL at the NEC. Design criteria for slopes do not have to be <br /> considered if a second unit dwelling is built. On-site stormwater drainage flows to the north, east <br /> and west from Parcel I onto the surrounding cropland. Additionally, there is an irrigation ditch <br /> which traverses Parcel 1. Drainage does not appear to affect the existing septic system. The <br /> property is not subject to the 100-year flood. <br /> The property is located west of the city of Tracy, north of Interstate 205 and consists <br /> predominately of agricultural production land-primarily pasture and row crops. Surrounding <br /> structures consist of very low density single family housing, residential ranchettes, bams and a <br /> Sikh Temple. Sewer hookups for the structures on this section of Grant Line Road to the City of <br /> Tracy will be decades away and may never occur. <br /> Page -- <br /> Chesney Consuh*g <br />
