Phase 1 Environmental Site Assessment Update <br /> MOUNTAIN HOUSE TEIXEIRA-SOUZA PROPERTY <br /> 18353 West Grant Line Road <br /> Tracy, California <br /> WKA No. 5475.03 <br /> January 6, 2005 <br /> INTRODUCTION <br /> Wallace-Kuhl&Associates(WKA)has completed a Phase 1 Environmental Site Assessment <br /> (ESA)Update for the Mountain House Teixeira-Souza Property located at 18353 West Grant Line <br /> Road, Tracy, California(Figures 1 and 2). According to the March 14, 2005 College Park Preferred <br /> Plan, future development of the subject property will be a mix of single-family residences, <br /> landscaped open spaces,and limited industrial. This update is an addendum to the June 2, 2003 <br /> Phase 1 ESA completed by WKA for the subject property. The purpose of this update was to <br /> evaluate the property for evidence of potential soil and groundwater contamination resulting from <br /> current and/or former site activities conducted since the June 2003 Phase 1 ESA. <br /> This Phase 1 ESA update additionally addresses comments made by the San Joaquin County <br /> Environmental Health Department(SJCEHD)in their March 25, 2005 letter. The update was <br /> performed in accordance with the American Society of Testing and Materials (ASTM)Standard E <br /> 152 7-00far Environmental Assessments under the following limited scope of work: <br /> • Performing a field reconnaissance of the property on December 29, 2005 to look for <br /> evidence of surface and potential subsurface sources of contamination,with emphasis <br /> on changes in field conditions relative to the previous work at the subject property <br /> • Updating the "windshield survey" that was previously performed in the immediate vicinity <br /> of the subject property to identify businesses that may use or produce hazardous materials <br /> • Interviewing the person familiar with the site history of the property, including operation <br /> and disposal practices that have occurred since the June 2003 Phase 1 ESA <br /> • Reviewing current federal, state and county regulatory agency databases indicating any <br /> known instances of hazardous materials contamination and registered underground and <br /> aboveground storage tanks(USTslASTs) on or near the property(Figure 3) <br /> INK <br /> WALLACE•KUHL <br /> 6 ASSOCIATES INC. <br />
