No records at county or state agencies were encountered regarding the Bruce &Joanne <br /> Kimbrough facility. <br /> CONCLUSIONS <br /> The updating field reconnaissance revealed that the subject property has undergone several changes <br /> since the initial full-scope Phase 1 ESA completed for the subject property in 2003. The changes to <br /> the subject property include an ongoing waste removal operation from the dairy on the northern <br /> portion of the property as well as grading to the embankment adjacent to Mountain House Parkway. <br /> WKA observed no evidence of hazardous materials contamination, nor did WKA observe bulk <br /> storage of hazardous materials on the subject property. WKA recommends that surveys for <br /> asbestos containing materials and lead-based paint should be performed on the current structures if <br /> the client chooses for them to be demolished. <br /> The subject property contains at least three known water supply wells. If the wells will cease <br /> to be used, the water supply wells must be properly decommissioned; this procedure requires a <br /> well abandonment permit for each well from the SJCEHD. The existing residences on the <br /> subject property are and/or were serviced by at least two on-site septic systems. The septic <br /> systems are unlikely to have affected subsurface soils with hazardous materials, based on <br /> expected residential waste effluent as opposed to commercial or industrial wastewater <br /> discharges. When the property is redeveloped, each of the septic systems and associated leach <br /> fields and/or dry wells must be properly abandoned in accordance with San Joaquin County <br /> requirements and the recommendations of a qualified geotechnical engineer. <br /> WKA identified one known facility that could potentially affect groundwater quality in the area <br /> of the subject property, the Former Shell Central Valley Crude Oil Pipelines.
