The stormwater-quality basin would contain a detention volume of approximately 15 acre-feet, at a depth of <br /> approximately 8 feet,with 2 feet minimum of freeboard. <br /> For purposes of analysis,it is assumed that the church would be a 20,000-square-foot facility, including a <br /> neighborhood church with 250-seat capacity, rectory, and administration facilities, as well as parking for 83 cars <br /> (3:1 seat-to-parldng ratio).Provisions for shared parking and appropriate scheduling could potentially allow for <br /> the development of several church classrooms pending zoning compliance.It is anticipated that approximately <br /> 50%of the site would provide parking,with the balance for church facilities and open space. <br /> 3.8.8 LANDSCAPE COMPONENT <br /> The landscape component of the College Park project would include distinct landscape zones within which <br /> consistent landscape treatments would be provided(Figure 3-9). The landscape concept for the College Park <br /> project is designed to provide an identifiable character for the Mountain House community. <br /> The proposed project includes plans for an Open Space Corridor,which would link the community park, <br /> neighborhood parks, schools,and play areas through a series of greenbelt corridor connections. <br /> The generous use of native and naturalized species would be promoted to provide a rustic,informal character and <br /> sense of transition from the Mountain House community to the San Joaquin County"countryside." Landscape <br /> and hardscape would be used to reinforce other community design elements(architecture,walls/fences,and entry <br /> monumentation). Individual neighborhoods would be distinguished by varied planting themes,although still <br /> united by a common regional character.Windbreak landscape treatments would be used,as required, in the parks, <br /> schools, and other areas to establish visual points of reference and provide protection from the prevailing winds in <br /> the area. Landscaping would be provided consistent with the landscape requirements of the MHCSD Design <br /> Manual.The landscaping concept for the each of the proposed landscape zones is summarized below. See the <br /> College Park at Mountain House Specific Plan III document available for review at the SJCCDD for further <br /> description(including cross sections and plant palettes). <br /> STREET CHARACTER <br /> All streets in the neighborhoods would have curb-separated sidewalks with continuous tree planting, consistent <br /> with the MHCSD Design Manual <br /> OPEN SPACE CORRIDORS <br /> The landscape concept for the open space corridors would consist of informal groupings of mixed canopy and <br /> flowering deciduous trees predominately located around the perimeter areas of the community park. The <br /> proposed open space corridor connections along the power-and gas-line easements would continue to the <br /> neighborhood parks and extend into the school play areas. All landscaping would comply with the MHCSD <br /> Design Manual. <br /> All intact landscaping,utility rights-0f--way,and all other landscape areas that were not included in the original <br /> MHMP,as defined by the MHCSD,in the College Park at Mountain House Specific Plan III area will require a <br /> funding mechanism.These areas will require establishment of a maintenance entity or financing mechanism <br /> acceptable to the MHCSD to provide funding for maintenance of,and if necessary,replacement at the end of the <br /> useful life of improvements, including but not limited to landscaping,pathways,walls, and all improvements <br /> serving or for the special benefit of this subdivision. <br /> EDAW College Park at Mountain House Specific Plan III Draft EIR <br /> Project Description 3-26 San Joaquin County <br />
