The proposed project would not be anticipated to result in irreversible damage from environmental accidents, <br /> such as accidental spill or explosion of hazardous materials or fuels,because mitigation is identified in this EIR <br /> (Section 4.9, "Public Health and Safety")that would require cleanup of any spills and mitigation of any potential <br /> explosion hazard.Furthermore,the proposed project is not a large industrial project where large amounts of <br /> hazardous,flammable, or explosive materials would be used or stored, and the project would comply with all <br /> applicable regulations outlining the proper use,storage, transport, and disposal of the small quantities of <br /> hazardous substances that would be used on the project site for cleaning and landscape maintenance activities. <br /> Compliance with these regulations would preclude credible significant project impacts related to environmental <br /> r accidents. <br /> Approval of the College Park at Mountain House Specific Plan III would result in the following irreversible <br /> .. changes to the environment: <br /> contribution to degradation of air quality associated primarily with increased automobile travel; <br /> ~ commitment of gasoline and natural gas for vehicular travel, construction activity, and indoor climate control; <br /> and <br /> conversion of 815 acres of farmland to urban uses, and commitment of future generations to these urban uses. <br /> Although the proposed project would result in the irreversible/irretrievable commitment of resources set forth <br /> above,development of the project site has been planned for under adopted plans(MHMP,San Joaquin County <br /> General Plan 2010).The County has previously approved development of the MHMP area despite its associated <br /> irreversible/irretrievable commitment of resources (as identified in the MHMP EIR). The proposed project would <br /> r not result in the wasteful use of nonrenewable resources or result in the use of nonrenewable resources in excess <br /> of that associated with projects of similar size and nature. <br /> College Park at Mountain House Specific Plan III Draft EIR EDAW <br /> San Joaquin County 7-7 Other CECIA-Required Sections <br />
