s <br /> Special Purpose flan Cassano K.amilos Homes at College Palk. <br /> SECTION TWO: LAND USAGE—GENERAL <br /> 2.1 Introduction <br /> The Cassano Kamilos Homes at College Park project provides for an integration <br /> of uses across the three zoning districts occurring within the project area. Site <br /> circulation is characterized by strong pedestrian connectivity throughout the site <br /> and vehicular access to residential areas via narrow,well-landscaped streets and <br /> shared driveways. (See Figure 2.1, Special Purpose Plan Map.) The layout of <br /> residential areas within the site engages those portions of Neighborhood D <br /> surrounding the project area, as well as providing for project-oriented common <br /> areas and private outdoor areas for each dwelling unit. Landscaping for the <br /> project shall utilize a variety of species and built elements to accomplish site- <br /> specific objectives and create a project aesthetic consistent with the common <br /> architectural theme for the neighborhood. <br /> 2.2 Zoning <br /> The project area includes two residential zones, Medium Density Residential (R- <br /> M) and Medium-High Density Residential (R-MH), and one Public Facilities <br /> zone(P-F), where the Linear Park is located. Figure 2.2, Zoning, illustrates the <br /> relationship between the residential and open space areas of the project. <br /> Residential areas are divided into three sub-neighborhoods: D2, D3 and D4. Sub- <br /> neighborhood D4 is zoned RM,while sub-neighborhoods D2 and D3 include both <br /> RM- and RMH-zoned areas. <br /> 2.3 Pedestrian Accessibility <br /> Pedestrian facilities shall be laid out to encourage walking and bicycling to, from <br /> and within the project area. Sidewalks and other pedestrian routes within and <br /> adjacent to the project area are illustrated in Figure 2.3, Pedestrian Circulation. <br /> 1. Multiple entry points to the project shall be provided for pedestrians and <br /> bicyclists to encourage walking and bicycling by residents and to facilitate <br /> quick, convenient travel to destinations within and outside the project. <br /> 2. Special consideration should be given to making connections for pedestrians <br /> and bicyclists to the Linear Park trail,which will provide off-street <br /> connectivity to recreational and commercial amenities (see Section 6, Linear <br /> Park). <br /> 3. Project circulation streets shall be considered pedestrian and bicycle facilities <br /> and shall be designed to accommodate pedestrians and bicyclists, in addition <br /> to vehicular traffic. <br /> 4.
